The energy and plant redevelopment intervention on the Casa Albergo of the Honegger Foundation in Albino (BG) represents a point of reference in the application of industrial and digital construction in the social welfare sector. The building, dating back to the late sixties, had a complex façade due to the progressive closure of the original balconies with verandas in the early 90s. This stratification had generated high heat loss, serious deficiencies in the comfort of guests and the technical impossibility of applying a traditional thermal coat.

The design solution adopted with off-site technology has made it possible to overcome this critical issue. The real challenge won was the continuity of care, thanks to an innovative external fixing system designed ad hoc, the prefabricated façade was assembled entirely from the outside. This allowed the RSA to remain fully operational for the duration of the construction site, minimizing inconvenience for staff and guests, whose old verandas were removed from the inside only when the new envelope was installed.

Details of innovations
and interventions

Off-site prefabricated modular façade

Development of independent modules industrialized in the factory, which arrived on site already complete with integrated windows, boxes, predispositions for solar shading and external sheet metal finishes. Once laid, the substructure for the final architectural porcelain stoneware cladding and the sheet metal works was installed.

Evolution of the system and air conditioning

The envelope has been integrated with the insulation of the roof, new windows on the top floor and the profound renovation of the air heating and air conditioning system, now equipped with modern heat recovery units for the controlled exchange of indoor air.

Electrification and electricity infrastructure

Energy transition favored by the decommissioning of old methane generators in favor of a high-efficiency hybrid system (factory made) with heat pumps and condensing boilers. The efficiency is supported by a 122 kWp photovoltaic system combined with 48 kWh of storage systems.

Safety and intelligent control (BMS)

The intervention included the installation of a new medium-voltage electrical substation, the total adaptation of the atmospheric discharge protection system (LPS) and the implementation of an advanced BMS (Building Management System) system for supervision, remote monitoring and continuous optimization of the structure's energy flows.
