The "Cascina dei Prati" residential complex, built in the late 1970s in northern Milan, is an imposing open-courtyard development housing approximately 100 residential units over a total area of over 7,000 m². The project posed a major design and management challenge: bringing a large, energy-intensive building up to the most modern standards of safety and sustainability, while preserving its architectural identity and spatial cohesion.
Through an integrated approach, MIR Solution took care of the design of the deep redevelopment of the building-plant system and the contextual seismic improvement. The operation has made it possible to enhance the real estate assets, drastically increase the comfort of private spaces and redesign the quality of common areas, demonstrating the effectiveness of modern large-scale urban regeneration strategies.

High-performance building envelope
To ensure optimal thermal and acoustic insulation and eliminate structural thermal bridges, a ventilated façade made of advanced stoneware was designed, along with a thin thermal insulation layer on the terraces. This protects the building envelope from atmospheric agents, increasing its durability.
Seismic improvement
La sicurezza strutturale è stata potenziata grazie all'integrazione di un esoscheletro in acciaio ancorato alla ai nodi trave-pilastro della facciata e sostenuto dalla trave di fondazione. Questa soluzione tecnologica ha permesso di ottimizzare la ridistribuzione dei carichi e garantire un'eccellente resistenza alle sollecitazioni sismiche.
Expansion of the spaces and new balconies
The new structure also features large terraces, significantly improving the livability of the residential units. This technological intervention has enhanced the existing real estate by increasing the floor space of the apartments, while also modernizing the façade design.
Evolution of full electric systems
The old-generation heating and domestic hot water systems have been replaced with a factory-built hybrid system equipped with heat pumps and condensing boilers.
Green energy and solar control
The condominium's energy needs have been partially met by a new photovoltaic system installed on the roof. Solar shading systems on the terraces support the internal microclimate control.
