The energy redevelopment of the two residential buildings located in Bergamo, in Via Cerasoli 4 and 6, represents a concrete and virtuous example of how MIR Group promotes the decarbonization of the existing real estate assets. Built in the fifties as a public residential building, the two buildings consisting of a total of 30 residential units, had serious building pathologies, a total absence of thermal insulation, obsolete windows and doors and autonomous gas systems with low efficiency and high CO2 emissions. .

Thanks to the integrated design and the meticulous execution of the construction details, the buildings have been transformed into Zero Emission Carbon Building and Zero Energy Building. The intervention has not only reduced the environmental impact, but has restored aesthetic dignity and high living comfort to the residential complex.

Details of innovations
and interventions

Very high-performance envelope

A ventilated façade was created with advanced stoneware slabs and 18 cm rock wool insulation. The insulation also involved the roof (18 cm rock wool) and the floor towards the cellars, where a 10 cm phenolic resin was applied specifically designed to preserve the net height of the basement rooms.

Patents and cutting-edge fixtures

The old windows and doors have been replaced with high-performance thermal break aluminum models and low-emission triple glazing. The installation involved the use of special wooden monoblocks covered in aluminum patented by MIR, capable of correcting thermal bridges and ensuring maximum air and wind tightness.

Electrification & collective self-consumption

Natural gas has been totally eliminated by replacing traditional boilers and introducing induction hobs. The condominiums now share the energy produced on site, drastically reducing bill expenses.

Unique technology of its kind

The project stands out on the national scene for three pioneering engineering choices.

Landscape Integration with BIPV

The installation of an architecturally integrated photovoltaic system on the roof (Building Integrated Photovoltaics). The system, which guarantees about 5 kWp per housing unit, uses BIPV modules with glass sheets chromatically identical to the color of traditional brick. This solution has made it possible to combine maximum energy production with absolute respect for the aesthetic and historical constraints of the urban context.

Ecological storage

Installation in the attic of 5 latest generation salt electric storage batteries (a safe, ecological and 100% recyclable technology).

Building automation systems

Creation of 5 centralized air-water systems (one for each stairwell of 6 apartments) managed by intelligent home automation systems for the optimized control of heating and hot water consumption.
