The Casa Luce project (ex-Villa Giumi), developed by MIR Group in Ponte di Legno, represents a high-quality real estate operation aimed at enhancing a residential area of particular landscape interest. The intervention involves the demolition of the existing building and the construction of a new luxury residential complex, designed according to the highest standards of architectural quality, energy efficiency and environmental sustainability. The complex will in fact be conceived as an Active Building, with high-efficiency systems, the use of renewable sources, a high-performance envelope and construction solutions aimed at minimizing energy consumption and environmental impact.
Conceived as a real Active Building, the complex transcends the concept of traditional construction: the building does not limit itself to consuming very little energy, but actively optimizes its production and management. Overlooking the Adamello Park, the project focuses on living well-being, privacy and perfect sun exposure, redefining the concept of exclusive life at high altitude.

Landscape integration and panoramic views
The planivolumetric configuration of the two buildings has been studied to the millimetre to dialogue with the Alpine skyline. Large floor-to-ceiling glass surfaces and private viewing terraces eliminate visual boundaries, projecting interiors directly into the majesty of the surrounding mountains.
High-altitude envelope and materials
The building envelope has been designed to guarantee extreme thermophysical performance, ideal for the mountain climate. The materials combine the stone and wood of the local tradition with contemporary construction systems with very high durability and resistance to atmospheric agents.
Active building and renewable technology
The latest generation of plant engineering makes massive use of the area's renewable energy sources. The technological heart is structured to minimize consumption, eliminate emissions on site and maximize the overall efficiency of the building-plant system.
